Buying a Home in Parowan, Utah: Moving to Iron County, Loan Options, and Storage Tips

October 19, 2026

Hi, I'm Alex Hernandez, a mortgage loan officer with Guild Mortgage in St. George, Utah. I help a lot of buyers looking a little north of St. George, in Parowan and the rest of Iron County. It's a quieter, small-town option that still keeps Cedar City, Brian Head, and I-15 close by. In this post I'll cover what to know about moving to Parowan, the loan options Iron County buyers commonly use, and how to handle the messy middle of a move, like closing dates that don't line up or downsizing before you buy.

Why Buyers Are Looking at Parowan and Iron County

Parowan is the county seat of Iron County, and the Iron County courthouse and county offices are in town. It was settled in January 1851, and it's known as Southern Utah's "Mother Town" because settlers left from here to start communities across the region. You can read more on the Parowan City history page and Utah's Iron County history overview.

Location: right off I-15

Parowan sits along I-15 with two exits, 75 and 78. Cedar City is roughly 20 minutes south, which puts Southern Utah University, Cedar City Regional Airport, and bigger shopping within easy reach. St. George is a little over an hour away.

Close to the mountains

From Exit 75, State Route 143 climbs Parowan Canyon to Brian Head Resort, about 14 miles up the mountain according to Brian Head Resort. Cedar Breaks National Monument and the Parowan Gap petroglyphs are nearby too. If you like skiing, snowmobiling, hiking, or just a cooler summer, that's a real draw.

Things to plan for

Parowan sits at about 6,000 feet and gets real winters, so plan for snow. It's a small town, so bigger errands usually mean a drive to Cedar City. Many buyers see that as a fair trade for the pace of life.

Loan Options for Iron County Buyers

The same loan programs used across Utah work in Iron County. The right one depends on your credit, income, savings, and the property itself.

Conventional loans

Conventional loans can work with as little as 3% down for qualifying buyers, and private mortgage insurance can be removed later as you build equity. They're often a strong fit for buyers with solid credit.

FHA loans

FHA loans allow 3.5% down with a 580 or higher credit score under HUD guidelines and have more flexible credit standards. I compare the two in FHA vs conventional loans in Utah.

VA loans

Eligible veterans, service members, and surviving spouses may be able to buy with no down payment through a VA-backed purchase loan.

USDA loans

USDA guaranteed loans are meant for eligible rural areas and can allow no down payment for buyers who meet the income limits. Some areas in Iron County may qualify, but eligibility depends on the specific address and your household income. You can check a property on USDA's eligibility site, and I'm happy to look it up with you.

Down payment help

If saving for a down payment is the hurdle, Utah Housing Corporation programs and other low down payment options may help. I break those down in how much you need to buy in Utah.

Start with a real preapproval

Homes in small towns don't always sit long, so get preapproved before you shop. A preapproval tells sellers a lender has actually reviewed your income, assets, and credit. Here's the difference between prequalified and preapproved.

Using Storage During a Move, a Closing Gap, or a Downsize

Moves rarely line up perfectly. Here are the situations I see most often with buyers:

  • Closing date gaps. You sold your current home and have to be out on Friday, but your new home doesn't close until the following week, or a closing gets pushed back.
  • Selling first. Some buyers sell before they buy so they can use their equity, then rent short term while they shop.
  • Staging to sell. Clearing out extra furniture and boxes makes your home show better.
  • Downsizing. Moving to a smaller home often means deciding what to keep, and that's easier when you're not rushed.
  • Toys that won't fit. Lots of Iron County buyers have an RV, boat, trailer, snowmobile, or ATV that the new place, or its HOA, doesn't have room for.

A short-term storage unit takes pressure off all of these. You can move out on time, keep your belongings in one place, and move into the new house when it's actually ready.

A local option: AA Personal Storage

Full transparency: I own AA Personal Storage, a locally owned facility at 450 N 600 W in Parowan, just off I-15. If you need storage units in Parowan, Utah during a move, here's what it offers:

  • Open 24/7, so you can load or unload on your own schedule
  • Drive-up, ground-level units, paved to every unit
  • Month-to-month rentals, which fit a closing gap of any length
  • 24/7 cameras
  • Units from 5x10 up to 20x26
  • Outdoor parking for RVs, boats, trailers, snowmobiles, and ATVs
  • A 10% military discount

Not sure what size you need? The storage unit size guide walks through what fits in each. Prices can change, so check current availability and rent a unit online, or call (435) 447-4777. You're welcome to use any storage company you like. Having a plan for the gap matters more than where you store your things.

Tips for timing your move

  • Ask me early about your expected closing date and build in a few days of cushion.
  • If you're selling and buying, talk with your agent about a rent-back or a contingency.
  • Avoid big purchases or new credit before closing, even for furniture for the new place.
  • Label boxes by room so moving from storage into the new home goes quickly.

Frequently Asked Questions

How far is Parowan from Cedar City and Brian Head?

Cedar City is about 20 minutes south on I-15. Brian Head Resort is about 14 miles up SR-143 from Exit 75.

Do homes in Parowan qualify for USDA loans?

Some areas may qualify. It depends on the address and household income, so check USDA's eligibility site or ask me to look it up.

What if my sale closes before my purchase?

That's common. Options include a rent-back from your buyer, a short-term rental, and month-to-month storage for your belongings until your new home closes.

Can I get preapproved before I pick a town?

Yes. A preapproval is based on you, not a specific house, so you can shop Parowan, Cedar City, and the rest of Iron County with the same letter.
